GTA Home Prices Fall As June Sales Rise 9.4% From Last Year

Home prices across the Greater Toronto Area fell again in June, even as buyers returned to the market and sales climbed from both last year and May, according to new figures from the Toronto Regional Real Estate Board.

TRREB reported 6,770 home sales across the region in June, a 9.4 per cent increase compared with the same month last year. Sales also rose 1.4 per cent from May on a seasonally adjusted basis, pointing to stronger activity after a slower start to 2026.

The average selling price in the GTA dropped 3.9 per cent year-over-year to $1,058,658. TRREB’s composite benchmark price, which reflects the typical home, declined 5.4 per cent from June 2025.

At the same time, fewer new properties came onto the market. New listings fell 12.9 per cent year-over-year to 17,282 in June. Overall inventory also tightened, with total active listings down 13.5 per cent to 27,329 across the GTA.

TRREB president Daniel Steinfeld said the market saw a “marked improvement” in the second quarter following weak activity earlier in the year.

The board expects sales to keep gaining pace in the second half of 2026. TRREB also anticipates stronger competition among buyers, which could place upward pressure on prices if demand continues to build while listings remain lower.

For now, the GTA housing market is showing two clear trends: prices remain below last year’s levels, while buyer activity continues to recover heading into the summer market.
