Rise in GTA Home Sales for First Time in Six Months as Prices Keep Falling

Home sales across the Greater Toronto Area posted their first year-over-year increase in six months in March, offering an early sign of renewed activity in the housing market even as prices continued to decline. The Toronto Regional Real Estate Board said 5,039 homes were sold during the month, up 1.7 per cent from March 2025. On a seasonally adjusted basis, sales also rose 1.4 per cent compared with February.

Toronto home sales show first annual increase since September

The March increase marked the first year-over-year gain in home sales since last September. TRREB president Daniel Steinfeld described the shift as an “encouraging” sign, pointing to growing activity among buyers who appear to be responding to improved affordability conditions.

The latest figures suggest some households are stepping back into the market after months of slower sales and softer pricing.

Average GTA home prices keep moving lower

Despite the uptick in sales, home values continued to trend downward. The average selling price in the GTA fell 6.7 per cent from a year earlier to $1,017,796 in March. The composite benchmark price, which reflects the typical home, dropped 7.4 per cent year-over-year.

Listings and inventory both decline in March

Supply also tightened compared with the same period last year. TRREB reported 14,442 new listings in March, down 16.7 per cent from March 2025. Total active listings across the GTA fell eight per cent to 21,596.

The combination of rising sales, lower prices, and shrinking supply will likely keep attention on whether the Toronto-area housing market is beginning to stabilize heading into the spring season.
